Doch in Neuperlach Ost ist von weitem schon ein Kran zu sehen. Es scheint sich also um etwas Gr\u00f6\u00dferes zu handeln. Nein, es ist kein Neubau. Vielmehr werden in der Kafkastra\u00dfe, H\u00f6he Tucholsykstra\u00dfe, gegen\u00fcber der <a href=\"https:\/\/www.neuperlach.org\/blog\/?p=15773\">Kirche St. Philipp Neri<\/a>, zwei derzeit achtst\u00f6ckige Wohnh\u00e4user (Baujahr 1972) um ein Geschoss aufgestockt. Es entstehen insgesamt vier zus\u00e4tzliche Dachterrassenwohnungen mit jeweils rund 100 m\u00b2 in gemischter Ziegel- und Betonbauweise. Es gibt dabei auch eine soziale Komponente. Aber da das Dach ohnehin undicht und damit sanierungsbed\u00fcrftig war, entstand die Idee, die Gelegenheit zu nutzen und noch ein Geschoss aufzusetzen. Schlie\u00dflich ist der Bedarf an Wohnraum enorm. Da die beiden H\u00e4user damit zu echten Hochh\u00e4usern werden (bei der \u00fcblichen Neuperlacher Geschossh\u00f6he ist die Grenze in der Regel mit dem 9. Stockwerk, also dem 10. Geschoss, \u00fcberschritten), sind versch\u00e4rfte Vorschriften insbesondere beim Brandschutz zu beachten. Auch gibt es inzwischen bei der W\u00e4rmed\u00e4mmung erh\u00f6hte Anforderungen. Dies alles bedeutete sehr intensive Verhandlungen. Oft scheitern solche Projekte am Widerstand von Eigent\u00fcmern, Bewohnern, Nachbarn und Beh\u00f6rden. Doch hier hat es geklappt. Wer genau hinsieht, erkennt auch das Marx-Zentrum links neben dem Fahrstuhl-Maschinenraum (19.06.2017) \u00a9 Thomas Irlbeck<\/figcaption><\/figure>\n<p>Das Projekt ist so spannend, dass ich mir das vor Ort mal anschaue. Der Projektleiter der ausf\u00fchrenden Planungsgruppe Hochbau empf\u00e4ngt mich. Auf dem Rasen liegen vormontierte Platten aus Ziegeln. Sie sehen aus wie W\u00e4nde, doch ich werde aufgekl\u00e4rt, dass diese der neue Boden des zus\u00e4tzlichen Geschosses werden.<\/p>\n<p>Mit dem Behelfslift am Ger\u00fcst geht es auf das Dach. Die oberste Schicht des alten Daches wurde abgetragen. Das Dach war wie erw\u00e4hnt undicht und war bereits mehrfach notd\u00fcrftig geflickt worden. In die Aussparungen wird schwarzes D\u00e4mmmaterial, das an Kohle erinnert, eingef\u00fcllt. Tats\u00e4chlich handelt es sich um <a href=\"https:\/\/de.wikipedia.org\/wiki\/Schaumglas\" target=\"_blank\" rel=\"noopener noreferrer\">Foamglas (Schaumglas)<\/a>, das extrem leicht ist. Die neuen B\u00f6den werden dann darauf gesetzt und mit Beton vergossen. An einigen Stellen ist es bereits passiert, wie die Bilder zeigen. Die bestehende Attika als Abschluss der entstehenden Dachterrassen muss erh\u00f6ht werden, die Vorschriften wollen das so.<\/p>\n<p>Die Aufz\u00fcge werden bis ins neue oberste 9. Stockwerk fahren. Heutige Aufz\u00fcge ben\u00f6tigen keinen Maschinenraum mehr, der ein Geschoss \u00fcber das Dach hinaussteht. Und nicht nur das: Bislang musste man im Erdgeschoss ein halbe Treppe nach oben steigen. Erst von dort \u2013 im Hochparterre \u2013 startete der Lift. Nun wird er auch auf Stra\u00dfenniveau halten. Gerade f\u00fcr \u00c4ltere, Familien mit kleinen Kindern und Menschen mit k\u00f6rperlichen Einschr\u00e4nkungen ist das eine erhebliche Verbesserung.<\/p>\n<p>Wenn man derzeit das Haus betritt, steht man zun\u00e4chst vor dem Aufzugschacht, aber letztlich nur vor einer Wand. Man muss erst ein paar Stufen raufsteigen und steigt dann von der gegen\u00fcberliegenden Seite in den Lift.<\/p>\n<p>Das bedeutet aber, dass der bestehende Aufzugsschacht wie gemacht ist f\u00fcr einen Umbau, so als h\u00e4tte der Architekt Visionen gehabt. Man fr\u00e4st vorne \u2013 auf Stra\u00dfenniveau \u2013 eine zus\u00e4tzliche T\u00fcre rein. Ganz so einfach ist es nat\u00fcrlich nicht, da an dieser Wand das Gegengewicht der Fahrstuhlkabine l\u00e4uft. Niemand m\u00f6chte von so etwas gek\u00f6pft werden. Daher muss das Gegengewicht an die Seite verlegt werden. Die Fahrstuhlkabine bekommt logischerweise zwei gegen\u00fcberliegende T\u00fcren, die zus\u00e4tzliche ist dann f\u00fcr den neuen Halt im Erdgeschoss (Stra\u00dfenniveau) vorgesehen.<\/p>\n<figure
