Es handelt sich keinesfalls um eine standardm\u00e4\u00dfige Sanierung, sondern um eine besonders umfangreiche und auch \u00f6kologisch-nachhaltige. Letzteres bedeutet, dass eine energetische Fassadensanierung durchgef\u00fchrt und zudem auf den D\u00e4chern eine Photovoltaikanlage errichtet wird. Die bestehenden Br\u00fcstungen und Blumenk\u00e4sten aus Beton werden r\u00fcckgebaut. Als Ersatz kommt ein Gel\u00e4nder aus Stahl.<\/li>\n<li>Die Fassade wird w\u00e4rmeged\u00e4mmt und neu gestrichen.<\/li>\n<li>Die D\u00e4cher werden erneuert. Zudem wird auf den D\u00e4chern eine Photovoltaikanlage errichtet.<\/li>\n<li>Die Fenster und Balkont\u00fcren aus Holz werden durch solche aus Kunststoff ersetzt.<\/li>\n<\/ul>\n<h4>Innen<\/h4>\n<ul>\n<li>Es werden Brandschutzma\u00dfnahmen umgesetzt.<\/li>\n<li>Die Wohnungseingangst\u00fcren werden instandgesetzt und die Haust\u00fcren ersetzt.<\/li>\n<li>Die Treppenhausw\u00e4nde innen und die Gemeinschaftsflure werden neu gestrichen.<\/li>\n<li>Die Beleuchtung im Treppenhaus wird verbessert.<\/li>\n<li>Die Heizungsanlagen und haustechnischen Leitungen in den Kellern werden erneuert.<\/li>\n<li>Die Heizk\u00f6rperventile in den Wohnungen werden ausgetauscht.<br \/>\nEs erfolgt ein teilweiser Einbau einer zentralen Wohnraumabluftanlage (nur mittlere Wohnungen).<\/li>\n<li>Es wird eine zentrale Wasserentkalkungsanlage in den Kellern eingebaut.<\/li>\n<\/ul>\n<p>Die Hauptarbeiten am Geb\u00e4ude sollen bis zum Dezember 2022 abgeschlossen sein. Foto: Geo Goidaci<\/figcaption><\/figure>\n<p><a href=\"https:\/\/www.neuperlach.org\/blog\/?page_id=293#lichtmensch\">Das Kunstwerk &#8222;Lichtmensch&#8220;<\/a> wurde bereits verschalt, damit es die Sanierung unbeschadet \u00fcbersteht. Hintergrund: 2010 erwarb die Gewofag das Kunstwerk &#8222;Lichtmensch&#8220; des M\u00fcnchner K\u00fcnstlers Geo Goidaci und stellte es im Park der Wohnanlage Karl-Marx-Ring 3\u201321 auf. Nach einer gr\u00fcndlichen Renovierung ist die Lichtinstallation wieder an ihrem angestammten Platz. Das Kunstwerk besteht aus vier Holzteilen (Merantiholz) und einer LED-Achse. Dabei werden erst von au\u00dfen L\u00f6cher in die Br\u00fcstungen gebohrt und dann wird eine Schiene angebracht. Dort l\u00e4uft das runde S\u00e4geblatt zweimal durch. Das dauert nur wenige Minuten, und schon ist ein gro\u00dfes Br\u00fcstungselement entfernt. Das Ganze wird \u00fcber eine Hebeb\u00fchne realisiert. Ich spekuliere mal, dass sich auf diese Weise der Abtransport der Br\u00fcstungselemente mit dem mobilen Kran einfacher gestaltet, als wenn ein Ger\u00fcst im Weg w\u00e4re.<\/p>\n<figure Einige Fotos zeigen den schlechten Zustand der Bausubstanz, sodass jeder erkennt, wie notwendig diese Sanierung ist. wurden alle Balkonbr\u00fcstungen abges\u00e4gt und die H\u00e4user einger\u00fcstet. Nun werden bereits die W\u00e4rmed\u00e4mmplatten angebracht und die alten Fenster sowie Balkont\u00fcren mit Holzrahmen durch solche mit Kunststoffrahmen ausgetauscht. fast 1\u00bd Jahren begann die Sanierung. Doch noch immer ist ein Ger\u00fcst aufgebaut und an den Balkonen fehlen die Gel\u00e4nder. Jetzt endlich im November oder Dezember soll das Ger\u00fcst demontiert werden. Im Anschluss daran sollen die neuen Balkongel\u00e4nder angebracht werden. F\u00fcr das Fr\u00fchjahr 2024 ist dann schlie\u00dflich die Wiederherstellung der Au\u00dfenanlagen vorgesehen. Die Geb\u00e4udesanierung w\u00fcrde dann deutlich die Zweijahresmarke rei\u00dfen.<\/p>\n<p>F\u00fcr die Bewohner ist das sicherlich frustrierend. Noch immer ist das Haus einger\u00fcstet. Die Balkone sind ohne Gel\u00e4nder nicht benutzbar.<\/p>\n<p>Aber immerhin hat sich Gewofag sehr spendabel mit einer weiteren Mieterstattung gezeigt.<\/p>\n<p>Fairerweise muss festgestellt werden, dass der Sanierungsmarkt derzeit sehr schwierig ist. Es gibt Personalnotstand, und auch bei Materiallieferungen sind Verz\u00f6gerungen zu verzeichnen. Dazu kamen Ereignisse, die die Planer nicht vorhersehen konnten, die aber die Sanierung in die L\u00e4nge gezogen haben.<\/p>\n<figure id=\"attachment_20481\" Nach fertiger Assemblierung und anschlie\u00dfender Freigabe durch die Gewofag k\u00f6nnen die Balkone dann endlich wieder genutzt werden. Das Design wird wohl kaum so in Schwarz bleiben. Auf dem Gel\u00e4nder sind Produktaufdrucke zu sehen, da wird vermutlich noch eine zweite Platte draufmontiert. (25.05.2024)<\/h3>\n<p>Die Balkone k\u00f6nnen seit kurzer Zeit endlich werden wieder benutzt werden. Allerdings fehlt bei den Balkonen nach meinen Erkenntnissen noch eine weitere Abdeckplatte. Einige wenige Balkone haben seltsamerweise keinen schwarzen, sondern einen wei\u00dfen Abschluss. Vermutlich wird sich bei den Balkonen die Optik noch stark \u00e4ndern.<\/p>\n<p>F\u00fcr die Bewohner werden Hochbeete vorbereitet.<\/p>\n<p>Die Photovoltaikanlage ist nun auf dem Dach, wie eines der Fotos zeigt. Die Balkone sind zwar bereits wieder in Gebrauch. Allerdings fehlte noch die vordere Abdeckplatte der Br\u00fcstung. Jetzt endlich verschwindet das Schwarz (der R\u00fcckseite der hinteren Abdeckplatte) und wird von einem edlen Beige verdeckt. Ein Gro\u00dfteil der Balkone hat bereits die endg\u00fcltige Gestaltung. Auf den Fotos sind teilweise der Zustand mit der hinteren Abdeckplatte und dem finalen Stand gegen\u00fcbergestellt. Die Br\u00fcstung wird also von beiden Seiten \u2013 au\u00dfen wie innen \u2013 beige sein.<\/p>\n<figure id=\"attachment_20675\" aria-describedby=\"caption-attachment-20675\" style=\"width: 580px\"
