So soll es einmal aussehen (26.02.2017) \u00a9 Thomas Irlbeck<\/figcaption><\/figure>\n<p>Die Wohnungsnot ist in M\u00fcnchen so gro\u00df wie noch nie, vor allem fehlt bezahlbarer Wohnraum. Da sind die Gewofag-Mietwohnungen, die derzeit in Neuperlach S\u00fcd an der Carl-Wery-Stra\u00dfe, H\u00f6he Therese-Giehse-Allee, gegen\u00fcber dem Leonardo Hotel, entstehen, eine Bereicherung. Die 438 Wohnungen werden <a href=\"https:\/\/gewofag.de\/web.nsf\/id\/wohnen-fuer-alle-gewofag-baut-372-wohnungen-in-neuperlach-gewofag\" target=\"_blank\" rel=\"noopener noreferrer\">sozial gef\u00f6rdert, wobei verschiedene F\u00f6rdermodelle zum Einsatz kommen<\/a>. Der gr\u00f6\u00dfte Teil der Teil der Wohnungen f\u00e4llt unter den KMB (Konzeptioneller Mietwohnungs-Bau), ein weiterer Teil der Wohnungen basiert auf dem Modell <em>M\u00fcnchen-Modell-Miete<\/em> und beim Rest kommt eine einkommensorientierte F\u00f6rderung zum Tragen. Bei den KMB-Wohnungen gelten keine Einkommensgrenzen, sodass sie f\u00fcr alle M\u00fcnchner interessant sind, dennoch werden diese Wohnungen \u00fcber 60 Jahre verh\u00e4ltnism\u00e4\u00dfig g\u00fcnstig vermietet. Denn in dieser Zeit ist garantiert, dass die Miete nur im Rahmen der Anpassung an den Verbraucherpreisindex erh\u00f6ht wird.<\/p>\n<h3>Baustopp f\u00fcr den Komplex WA2 (s\u00fcdlich)<\/h3>\n<figure id=\"attachment_15912\" aria-describedby=\"caption-attachment-15912\" style=\"width: 300px\" class=\"wp-caption alignleft\"><a href=\"https:\/\/www.neuperlach.org\/blog\/wp-content\/uploads\/2017\/02\/IMG_6444.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-15912\" src=\"https:\/\/www.neuperlach.org\/blog\/wp-content\/uploads\/2017\/02\/IMG_6444-300x183.jpg\" alt=\"Gewofag, Neuperlach S\u00fcd\" width=\"300\" height=\"183\" \/><\/a><figcaption id=\"caption-attachment-15912\" class=\"wp-caption-text\">Bild 3: Mit acht Geschossen schafft man mehr Wohnraum als mit sechs, dachte sich die Stadt. Dabei sollen aber einige Vorschriften verletzt worden sein (26.02.2017) \u00a9 Thomas Irlbeck<\/figcaption><\/figure>\n<p>Doch leider gibt es mit dem Bauvorhaben derzeit m\u00e4chtig \u00c4rger. <a href=\"https:\/\/www.abendzeitung-muenchen.de\/inhalt.nachbarn-klagten-neuperlacher-gefowag-siedlung-stadt-verhaengt-baustopp.19b78a66-c41a-438d-a281-25ab460eb52f.html\" target=\"_blank\" rel=\"noopener noreferrer\">Wie die Abendzeitung berichtete<\/a>, darf der s\u00fcdliche Geb\u00e4udekomplex (WA2) vorerst nicht weitergebaut werden. Nachbarn hatten geklagt, weil die Stadt die Geb\u00e4ude nicht wie urspr\u00fcnglich geplant bei sechs Geschossen belassen, sondern teilweise auf acht Geschosse aufgestockt hatte. Dabei seien laut Gericht unter anderem Mindestabst\u00e4nde \u00fcberschritten worden. M\u00fcnchens Oberb\u00fcrgermeister Dieter Reiter (SPD) wehrt sich gegen Kritik seitens der CSU, <a href=\"https:\/\/www.sueddeutsche.de\/muenchen\/neuperlach-reiter-weist-csu-kritik-zurueck-1.3384333\" target=\"_blank\" rel=\"noopener noreferrer\">berichtete die S\u00fcddeutsche Zeitung<\/a>. Hier gehen die Bauarbeiten weiter und es bleibt entsprechend bei acht Geschossen.<\/p>\n<p>Hoffen wir einmal, dass der teilweise Baustopp bald aufgehoben werden kann, aber erfahrungsgem\u00e4\u00df ziehen sich solche Umplanungen oft stark in die L\u00e4nge. Etwaige weitere Gerichtsverfahren k\u00f6nnten weiter auf die Bremse treten. Eine etwaig ge\u00e4nderte Planung soll so erfolgen, dass auch der s\u00fcdliche Komplex WA2 mit acht Geschossen errichtet werden kann. Die Fotos zeigen die Baustelle und sind gestern, am Sonntag, den 26.02.2017, entstanden.<img loading=\"lazy\" decoding=\"async\" class=\"vg\" src=\"https:\/\/ssl-vg03.met.vgwort.de\/na\/970648d6dafc498daefd0424be6c3749\" alt=\"\" width=\"1\" height=\"1\" \/><\/p>\n<h3>Update (24.06.2017)<\/h3>\n<p><a href=\"https:\/\/www.tz.de\/muenchen\/stadt\/ramersdorf-perlach-ort43348\/stadt-rudert-im-streit-um-gewofag-neubau-in-neuperlach-zurueck-8426152.html\" target=\"_blank\" rel=\"noopener noreferrer\">Es soll nun einen Kompromiss mit gestaffelter H\u00f6he geben. <\/a>Der Nordbau soll sechs bis acht Geschosse erhalten, der S\u00fcdbau zwischen zwei und sieben. Es sollen 376 Wohnungen entstehen statt 422 (anderen Quellen zufolge waren es 438). In den \u00e4ltesten Planungen mit sechsgeschossiger Bauweise waren es noch 327 Wohnungen. Das Ziegelrot verschwindet zugunsten eines wei\u00dfen Anstriches, damit der Bau nicht so dominant wirkt.<\/p>\n<h3>Update (01.08.2017)<\/h3>\n<p>Jetzt w\u00e4chst der Bau in die Auf der S\u00fcdwestseite ist die Fassade schon sehr weit fortgeschritten. Auch die Frage, die j\u00fcngst an mich herangetragen wurde, ob es Balkone geben werde, wird beantwortet: Ja, es gibt welche, genau genommen sind es sogar Loggien, die nach meinem Empfinden aber ruhig
